DiCesare-Bentley Engineers, Inc. was retained to perform land surveying, sewage system design, structural design, permitting and construction layout services for a new 5,500 square-foot, LEED®-eligible home on a prominent Mason’s Island lot in Mystic, CT. 
&lt;br /&gt;&lt;br /&gt;
&lt;a href="http://www.dbengineers.com/"&gt;DiCesare-Bentley&lt;/a&gt; worked closely with the project architect to orient the house in a manner that would take advantage of the site’s unique marshland views while providing optimal solar access to meet certain LEED® certification eligibility requirements.

This project has been recognized as one of the first LEED®-eligible homes in Southeastern Connecticut.

The proposed 28,500 square-foot building will be located on a 3.7-acre industrially-zoned site in close proximity to the existing Davis-Standard complex. The new office / warehouse will allow Anthem Sports to relocate from a leased facility to a facility that will better meet their current and future space, loading and parking needs. 
&lt;br /&gt;&lt;br /&gt;
&lt;a href="http://www.dbengineers.com/"&gt;DiCesare-Bentley Engineers, Inc.&lt;/a&gt; provided land surveying, concept planning, site design and permitting services for this project. The site has a history of prior use for agriculture and material excavation and contains regulated inland wetlands. After working closely with the future owner to develop a site plan that met his needs, DiCesare-Bentley collaborated with the project environmental scientist to develop alternative mitigation plans for wetland activities proposed as part of the project. As a result of this effort, a 2.5 acre conservation easement area will be established on an adjacent property currently owned by Davis-Standard.

&lt;br /&gt;&lt;br /&gt;
The project involves a 23,000 square foot retail development on a three acre site directly across Route 85 from the Crystal Mall and Home Depot in an actively developing retail area. The project includes reconstruction of 700 feet of Dayton Place, traffic circulation and control, sidewalk extension and reconstruction, utility coordination and landscaping.
&lt;br /&gt;&lt;br /&gt;
&lt;a href="http://www.dbengineers.com"&gt;DiCesare-Bentley Engineers, Inc.&lt;/a&gt; provided land surveying services, concept designs, site planning, permitting and construction services for the owner. DiCesare-Bentley also coordinated all work within the Route 85 Right of Way with the Connecticut Department of Transportation. Other unique aspects of the project included a watercourse improvement plan, a specialized set of blasting protocols and extensive landscaping treatments to buffer an adjoining residential neighborhood.

&lt;br /&gt;&lt;br /&gt;
This family-run winery is the first to be approved under the Town’s recently adopted zoning regulations for large-acreage farm wineries and is the culmination of several months’ effort to permit wineries with ancillary facilities. The project will include over five acres of vineyard, a barn structure for wine display, tasting, and production, an outdoor events area, a maintenance garage, a new home for the operators and new parking and support facilities.
&lt;br /&gt;&lt;br /&gt;
&lt;a href="http://www.dbengineers.com"&gt;DiCesare-Bentley&lt;/a&gt; was responsible for site design, permit documents and landscape architecture for the project. Under the new Town regulations, the application was required to demonstrate that the winery operations would not negatively affecting surrounding properties particularly with regard to traffic, sound, lighting and the natural environment. The site design incorporated specialized landscaping, low-intensity lighting, a music shed and environmental controls to address these requirements.
&lt;br /&gt;&lt;br /&gt;
A low-impact feature of the project included the use of alternative drive and parking-area surfaces to reduce the amount of impervious pavement surfaces. This resulted in less grading, stormwater runoff and requirements for piping systems or detention facilities. Stormwater runoff will be by sheet flow over stable vegetated areas to further minimize any potential impact on site resources.
